Hey peeps, we're deciding to buy and we have two options. One is a very nice brand new condo on S. Swall Drive between W. 3rd Street and Alden Drive - two blocks from Robertson, Beverly and Burton.
The other option is a very cute Spanish style house built in 1929 on Veteran Ave, between Pico and W. Olympic - very close to the Westside Pavillion.
Is this a nice, safe area? is the area by Swall better?
Is the Spanish style house considered Rancho Park? Westwood? or simply Los Angeles? I know it's all the same city, but different neighborhoods. I know Swall is in L.A borderline West Hollywood/Beverly Hills.

Both areas are fine. I would consider it Rancho Park. Westwood begins once you go north of Olympic.

traffic on veteran, pico, and olympic can be downright maddening during the week. besides that, the area is rather nice around the westside pavillion and from experiences is mostly older couples and jewish/persian families. if you're looking for more action i would go with the swall home. if you're looking to be closer to the beach, i would go with the veteran home. however, i would ultimately choose the home that is closer to your office.

I would buy the single family home unless it is right next to the freeway.

Landscape it well as that is the single best thing you can do for future value.
