It really depends on the part of the valley...The valley is huge. In North Hollywood and other parts of the valley it's pretty common to see stuff like people being arrested on the street. I hardly ever saw that living in West L.A . The idea that all of the valley is a 'safe suburb' of L.A is a myth. Also you aren't far from Toluca Lake or Burbank which is very nice and safe too. $995 for a 1bedroom not too bad really.

The last time I was in north hollywood it didnt seem too bad compared to many areas in los angeles outside of west la.
Also the areas I 've been in west la seems more diverse than the valley.

Craner Ave is a North South street, which stretches from Camarillo St to Victory Blvd to the north. Can you give us an intersection?

I can say with good confidence that Craner Ave south of Oxnard, all the way to Camarillo St is safe. There are some very cute spanish revival houses on Craner Ave just north of Burbank Blvd in NoHo. Here is one that sold recently:

Nice homes, not "cheap"...but they look really nice . Types of houses (spanish style) you see in the west LA area that I used to live in.

What part specifically were you in. Things get significantly more rundown/shady the further north you go.

You're telling me! I just put an offer on a house that was already a bit high for area and got priced out by other offers. Almost every house in the 91601 zip code has gone over asking. The market has significantly jumped over the past 6 months.

Even the less desirable 91606 zip is showing some strength.

Well good luck. It does seem like homes are staying on the market longer than in the summer. This seems to be the way things go though as less people move during winter.

Maybe maybe offers right around Christmas?...

I got a letter asking to buy my house recently. It was from an investor that is also a realtor. I called him and he was going to call back but never gave me a number. Kind of weird.

It's the first letter i've gotten since moving to the house about 3 years ago.

Maybe you could try the same strategy that investors or realtors use to get leads?

Investors were buying off the MLS when it was flooded with deals , but that isn't practical now for most markets because of low inventory and things getting overbid.

I don't see the market continuing like this for too long. I could be wrong though. I don't think we will return to the crazy price increases from this point as the "no doc/liar loans" are gone this time around.

A lot of homes for sale have been places that were bought cheaper by investors back in 2012.

It will be interesting to see what happens..

Most of the area is unsafe, day or night. The areas adjacent to the Metro Redline Station, where I [unfortunately] reside, have the most police helicopter activity in the area. Check out the LAPD crime map online for a better and more definitive analysis.

I can see that you may be new to this forum, so I just wanna say keep an I on dates. This thread was started almost 7 years ago. The OP may have been cut down in a drive by in all this time.
