I lived not too far from there when I was a kid and I was there last year for work and I can tell you that I wouldn't want to live there. It hasn't changed THAT much.
How much are you paying for the rent? Chances are that you can probably find a decent 2 bed/2 bath for the same price along Chandler Blvd or Magnolia between Whitsett and Lankershim. Maybe even on Riverside Dr along the same boundaries. Have you even looked in Toluca Lake? My cousin was paying 1200/Mo for a great 2bd/1bath with hardwood floors on Cahuenga Blvd between Magnolia and Riverside Dr until he bought his house last year.

In order to find a great deal you usually have to hoof it though. Most apartments buildings that advertise are WAY overpriced.

I think the OP is looking for a house instead of an apartment due to a growing family. That's why she's moving from her current area to a place with houses. Toluca Lake (very desirable part of North Hollywood) is very expensive to live in. I can guarantee you won't get a house rental for less than $2K a month and you'd be lucky to get it at that amount.

Well, OP says they live in a "postage stamp" size apt. so I figured a 2bd might be a step up. Besides, rent is usually lower in an apt than a house and the landlord is generally more reliable to do work. I know if I had the choice of living where the OP found a house and an apartment in toluca lake, I'd choose Toluca Lake in a heartbeat.

Thanks so much for all the input!! Really helping to inform my decision... we are visiting the area again to reassess today. I am also concerned with the plane noise from Burbank Airport, so we'll see. Ultimately, I think the area is definitely up and coming but still in the early stages it seems. We really would love a 3BR or 2BR+office, so it makes hunting for a place difficult.
