The thing is the population has increased, but the problem is the new people that moved in within the last 20-30 years or so never really contributed much to the city in the way of skill and economic growth

If one wants to look into the future, as the population continues to gray, and even the third world countries gray as well, limiting incoming immigrants to make up for the declining population, take a look over the Pacific at one of the grayest countries: Japan.

Already there are, increasingly, emptier and emptier apartment buildings and emptier commercial spaces.

Even the birth rate in Mexico has gone flat. Only the Muslim countries are outpacing all other countries in births.
