I would sell that for no less than $175,000 in this crazy market. Wait and if no solid offers in 15 days then lower price to $150,000.

Above all else, put up a sign in the front yard FSBO with the price clearly on sign. Most of my property sales have come through drive bys or word of mouth reputation.

FYI, all of my realtor offers were just lowball offers with loads of conditions like having to warranty the sewer and water systems for several years after sale. Even worse with realtors were the looky-loo visits that I knew could not afford it or the looky-loos looking for reasons to offer lower.

Thank you for the advice! I didn't know we could sell for that amount, considering a mobile home. It's been immobilized though.

A little info on the home itself. 3 br, 2 bath, 2013 model. Was completely remodeled new, the owners ( family members) wasn't too big on the original layout. Double paned glass, good insulation, Class 3 storm rating. Walk in closet in mb. Mbath also has walk in closet. Needs few very minor touch ups. Have 2 orange trees out back.

Nope, no lease to own...want to be able to buy out home, what ever state we decide on. So we wouldn't have to try to kill ourselves trying to get a job, pay mortgage, insurance, etc. That way we could find a job, put in minor repairs to home and not be too over burdened with working too much into starting new life somewhere.

Will try Craig's list and upload pictures.
