Looking at moving to to the Louisville area from the New England area. We are not actual east coasters, so you can breathe easy. The wife is a Texan and I am from the great state to your north. Anyway......

Couple things I am looking for input on......

Area to buy a home. I am going to be working on the south side of Louisville. I have heard the schools in Oldham county are considered among the best. So we are starting our search there. Crestwood, La Grange, Buckner, etc.

1. What time am I looking at for a realistic morning/afternoon commute? 30? 45?
2. Are the schools that much better in Oldham County? Or would somwhere like Jerffersontown be just as good?
3. Taxes. Property tax is very low in KY, so you have that going for you. What about state income tax? 3%? 4%? I know the sales tax is a fairly normal 6%.

I think that is about it for now. Any input is appreciated.

Ok, let's get this out of the way first. I don't care where you buy a home in Kentucky or Indiana as I am licensed without limits in both states.

Now, if schools are important to you, yes, Oldham County Schools are the best, especially for an incoming family. The school assignment plan of Jefferson County is once again under legal review. I will forewarn you, budget for private schools if you move to Jefferson County. If you are lucky enough to get into one of their good to excellent schools, you'll be ok. Just don't assume.

Depending on exactly where you choose to live, and depending on the location of your job as each relate to an I-265 interchange, and of course depending on the times of your commute, I-265 traffic typically will move at about 60mph average. The posted speeds are 65mph, but there are some pinch points along the way.

You will find most property taxes in the cities to be about 1.15-1.25% of market value per year. You will find places such as Briar Hill and Mozer Farms in Oldham County to be about .95%

KY Income tax is 6% and is a statewide tax. If you work in Louisville/Jefferson County, you'll pay a 2.2% payroll tax no matter where you live.

So Jefferson county schools are a coin toss. Got it.

We are looking to live where the better schools are located. Thats how we selected Oldham county as a starting point. If there are other areas with good schools then I am listening.

As far as commute goes my office is near the airport. So what would the drive from say Crestwood to the airport look like at rush hour? 30 minutes? 45 minutes?

So state income tax is 6%, but in one area you get to pay an additional 2.2% Good to know.

Since you are licensed in both states.......tell me what is the bridge traffic like coming from Indiana to the aiport.

Let's start with the bridges. Currently, the easiest bridge to get across is I-64 (Sherman Minton). You will find most suburban/rural Indiana schools to be very comparable to Oldham County. As I don't drive the bridges daily, I can only share that I-65 seems to have an unreasonable number of significant slow downs due to accidents/traffic between the airport and exit 2 in Indiana. When the traffic is flowing normally between 7 & 9 am and 4 & 6 pm, you'll find a 15-20 minute ride from the airport area to most southern Indiana areas. Add 5-10 minutes to get to Georgetown/Floyds Knobs areas from the airport.

I have three listings near Churchill Downs, I give myself 25-30 minutes from our office at the intersection of I-71 and KY 329 in Crestwood.

Depending on your budget, I like Arbor Ridge, Magnolia Manor, Briar Hill, Darby Point, Grand Villa, Spring Hill, Summerfield & Stone Ridge. All are easy access to I-71 (Briar Hill to either I-265 at 22 or down Westport Rd to I-264).

Check out Prospect too-- the Oldham county schools are all located close and there are some newer neighborhoods as well as beautiful older ones. Good luck!

Lots of great homes in Oldham County and definitely a better school system. I'd plan on at least a 30 minute commute with luck and normal traffic -- probably closer to 45 minutes, depending on where in Oldham and where in the south end.
