How would 965 Charles Street At Krieger St. be?

Thanks. Also --- how long would it take to drive to La Grange from there?

Not certain of what you are asking, but that area is becoming a area with high percentage of rentals. With clear traffic, AM rush hour to LaGrange should be 35-45 minutes. PM will be similar plus 5 min due to southbound I-65 and time to and from ramps.

It is a nice lower middle class area. I would not say it is a high percentage of rentals, but rather a mix of single family home owners and rentals. Many of the rentals are UL students or young families of low to moderate income. The area is in Germantown, which is seeing a nice influx of new homeowners since it is only 3-4 minutes from vibrant blocks of Bardstown road and the prestigious Highlands. Several blocks to the north of that location at Charles and Kriger, across the railroad tracks west of Logan Street, is a pretty sketchy area known as Smoketown. It separates the nice parts of Germantown from the nice parts of Old Louisville. It is really not a direct threat to safety where you listed, but realize you would be close to this element, which is essentially just a really old part of the city with some old closed industry. The housing stock in that vicinity is largely shotgun homes from the 1890's that sell for 85-110k. Plan on 45 minutes to get to La Grange, and longer if there are wrecks on 71.

Incidently, several streets to the NE of your target intersection have become quite hot property latey, like Vine Street being a prime example where many young professionals buy homes after being "priced out" of the Highlands. The area around Ellison Ave and Julia is also a desirable, off the beaten path area, that is still in the heart of everything the city offers.

In sum, the area bounded by oak street on the north, Shelby street on the west, Eastern Parkway on the south, and barret ave on the east is quite an upcoming area with very nice home appreciation where many older, long time residents are being replaced by first time homeowners, young people, and students. The area still has many industrial type workers, construction workers, etc, as well. In this area, you are close to the vibrancy and nightlife of the Highlands but you do not have to pay the high prices.
