We'll be moving to Louisville in 3 months or so, and so I have started looking at what kind of apartments are available. Some names keep coming up when I look at Padmapper, such as:
DF Property Management, Funstyleliving, Broadway, Bailey Properties, a Dr. Gilderbloom.

Do any of these entities/people have good or bad reputations? Known for making quick repairs? responding to complaints? etc.

With some of the bigger apartments, such as Crescent Centre, Village Manor, St. Francis Apts, 800 tower, there are websites where people have reviewed them (though usually the reviews are bad, so it makes one wonder). Info about these places would be great too.

Anyway, I will be looking for an apartment upon moving out there and I am just trying to see if there any landlords with good or bad reputations. I've got a spouse and kids so good management that keeps property clean/safe and stuff like that is very important to me.

As you can see I'm looking at the usual-suspect "urbanist" areas of the city: highlands, clifton, etc, though St. Matthews might work. We're into walkability.

St.Francis is owned by Bronner Reality and they are terrible. They own several complexes around Louisville and I know several people from different Bronner complexes that had so many issues with them. I lived in St.Francis and the area (the Highlands) is awesome but the apartment isn't worth the money. There was never any parking, they told us we were guaranteed two spots. The last month we lived there our apt flooded and we couldn't live there for 5 days. Their idea of fixing it was to pull the carpet up and run industrial fans. They ignored the fact that the water came through a wall, I'm sure the new tenants are breathing in lots of mold. After we left they came after us for money even though we lost furniture in the flood. Huge disaster.

The places you are listing are all great places. The best apartments are usually ones owned by smaller companies or individuals that aren't advertised. Maybe try Craigslist?

Thanks, that is helpful. Interestingly, I have seen two complexes named St. Francis. The other one, the one that I read poor reviews of, was downtown.

I look forward to any more information that comes up on this thread. I have been looking at Craigslist also. My hope is that after we get to Louisville we'll stay in some sort of extended-stay type place (any info on those would be great too, by the way), and then be able to spend a week or so driving around and looking at what's available.

As STX would tell you don't even think about Broadway Management. They have a rep as slumlords and the apts they do have are in questionable areas.

I have a nice place out in the East end, renting through Broadway. Haven't had any problems with them. We pay rent on time and they don't bother us. Do be sure to get all repairs needed completed BEFORE you move in though. After we moved in, we didn't hear another word from them.

Roth Realty is absolute scum, and I would avoid them at all costs.

My fiancee and I saw there was an upcoming open unit at their Grinstead Manor place, so we schedule an appointment to go see it. We walk over (I dunno, probably a mile...mile and a half or so), and we meet some dude named Ted (I think. Maybe Todd.)

He unlocks the door and pretty much just lets us look around while he plays on his iPhone. We decide we like it, so we wanna fill out an application. "Oh. Yeah. Someone already filled out an application."

Are you serious? You couldn't have called to let us know about that? Of course, after that he would refuse to let us fill out an application, which I don't really need to go into much detail about illegal that is.

Anyways, they're terrible. My fiancee called their office to talk to someone else about it, but of course she got blown off. Avoid avoid avoid avoid.

I don't know of a realty company on the planet that gives anyone much attention until you at least submit an application and the application fee, so they know you're serious.

I've also known probably a dozen people who've lived in Roth properties, and none of them have had very bad experiences. Certainly nothing like the horror stories I hear from tenants of other companies around Louisville.

I think RTJakarta was a victim of poor communication and perhaps some professional discourtesy, but calling them "absolute scum" is way unbalanced.

Stay away from anything from "Aristrocrats Realty".. My living room ceiling fell in May due to leaking roof and it's now July 31 and still not fixed...I have blocked off the largest room in the house as it's unusable...He keeps getting extensions from housing inspector....Since this happened, all of my neighbors have informed me that he is and has always been a "SLUM LORD" Be warned ...This house is in Germantown and most of the neighborhood is great....lots of fun walking area..His name is Richard Pantoja and his office is on 4th St...He has lots of bad properties so be verry careful.....
Good Luck...the best area would be Clifton, Cresent Hill or St. Matthews.....
