I am relocating from the DC area...I currently work on Cap Hill will be working in Louisville. Currently live in Maryland suburbs. Tired of the congestion, don't want my neighbors in my back yard, no kids so schools don't matter, looking for good re-sale- don't plan to be in Louisville long- coming from a big city- enjoy city life so want access to that.

I have already looked in St. Matthews and Highlands- kind of congested. But not bad...Also looked in Locust Creek and Polo Fields.

Any recommendations? Oh budget is 400-600k....and I don't have much time. I am relocating in 3 weeks.

There's much to choose from here. Basically, in and around Seneca & Cherokee Parks are the easiest to sell and appreciate well. The farther out you go there is more inventory and longer marketing times. I know that's a general statement but it's a good rule of thumb. If you want space you'll have to go farther out although in the price range you mention it might be possible to find something closer in with a good size yard and/or backing up to a nice buffer area (creek, woods, etc.).

There are some good buys in Locust Creek but I wouldn't recommend it unless you're selling horizon is greater than 5 years. Even then, it's not a sure bet.

Consider the Brownsboro Rd. corridor or even River Rd. There are a lot of nice properties with verdant views that still have good access to shopping, downtown, and the interstates. You can be 5 minutes from a Krogers, 10 minutes from downtown, and have deer frequent your yard. Oh yeah, and when the wind is just so you can hear the organ playing on the Bell of Louisville as she steams up and down the river.

All good advice. I agree with sticking close to Cherokee Park. You may be able to find a steal on Cherokee Road, Alta Vista Road, or Park Boundary Road. These are by far the most desirable areas, easy resale, and close to amenties like being in the middle of the city but there are "back roads" that make you feel secluded. These areas are a gem and must be toured in person by car and on foot.

Default This is one time I absolutely agree with STX

When children are not involved, you will love the Cherokee Park area! It's convenient to everything and most of the lots are large enough to feel separation.

If you like city life Polo Fields and Locust Creek are too far away to really enjoy the urban areas of Louisville. Blankenbaker Lane is one of my favorite streets. There are many subdivisions off of the road, and historic Locust Grove is located nearby. Also, easy access to malls, downtown, the river, Bardstown Rd., the airport, etc. You would probably enjoy Glenview and Mockingbird Valley also.

mdawg is referring to the Blankenbaker 'Lane' that connects to Brownsboro Rd. which should not be confused with Blankenbaker 'Pkwy' which is farther out by I-265. I agree, it's a terrific area.

Is that Cherokee Park/Seneca Park area in 40205 zip code? It seems like many of the homes in 40205 are very very old, small, boxy and very expensive. Is that like a 'classic old home' kinda area? I'm trying to understand why the homes in 40205 and 40207 as well are so eggspensive and some of them are so small!

Ooh, did you raise that pun from the dead? That is correct. 40205 is along the park and in the Highlands. 40207 is St. Matthews which has good access to the parks & interstate.

Yes, it is. And yes of course they are expensive. Why are small, old boxey homes in Georgetown in DC so expensive? It is all about location location location. You will pay more to be in the city, and this is true for any city. It's just on a smaller scale for a city Louisville's size vs DC
