I’ve driven through this area, which is beautiful, and noticed a lot of rentals. The rentals are inexpensive (I think for this nice of an area) and wondering who rents in this area (college students?). The reason I ask because I was thinking about moving to this area but being an older adult I don’t want to live around college students and am thinking these rentals are for college students.

Huh? Some of these are million dollar single family homes or condos. There are no cheap rentals in that area. It is a mix of yuppies, empty nesters, gays, a few students, and just regular Joe's. A nice 2 bedroom runs around 800. A luxury 2 or 3 bedroom can run 1000-1500. Rentals rarely get above 1500 in Louisville unless it is for a large, new house. For Louisville, that is not conisdered cheap, but maybe if you are from a large coastal city?

I lived in that area, and I wouldn't go as far as to say it's a majority of college students. I actually lived there in college (I know, right), but we were the only college aged kids in our building. It's pretty much a mix of people across the board.
