Any good advice on ways to track down properties not listed on the MLS? If anybody has any leads on or wants to sell property like this please drop me a line.

While driving around looking at properties that were listed, I stopped in at local diners and mom/pop gas stations. I found that eating their food and talking to the locals, they were always willing to tell me about what land was for sale in the area. Frequently they knew each local who was in the process of dividing large lots of land, into smaller lots, etc.

I also saw many places that had hand-written signs with phone numbers. I called one and I got a couple who offered a four page list of all the properties that they were selling. I met them, got their list, viewed some of their properties, and ended up buying from them.

Yes we have made some leads driving around like that too. Unfortunately it's hard for us to get up to the greater Bangor area as much as we'd like to. Next trip to Maine will be soon. 3 of my children will be showing their sheep at the fair. We may try to escape for a day to look up a few more prospective properties. In the mean time I welcome any private sales offers not currently listed on the MLS's. Bigger lot (enough for big family w/animals) field and woods (water a plus) Fixer upper farm house in a commuting distance of Bangor. Thanks in advance.
