This is helpful. We may need to think about our housing budget and could possibly go as high as 250K. From what we have found, we are not excited about the Standish, Buxton, etc. regional school district. As far as real estate pictures, I completely agree. We actually have a temporary rental for our first 6 months in the area to be able to viably look at locations and make sure our house in our previous location sells.

I would suggest Windham and Gorham, possibly Raymond. Unit sales are up about 20% over 2011 and new listings are down, the buyer's market we've had is going away.

I would certainly check out Bath. My father lives outside of Bath and every time we go there, I think how much I would love to live there. It's a beautiful city that feels like a small town with lovely houses. Don't know about the schools but it certainly has everything else you are looking for.

If you check out Gorham, make sure you try the commute. I always found the commute from Gorham to Portland a real drag at rush hour times.

I would check Brunswick, Bath, Topsham, Windham, ect.

Scarborough fits this bill, but it really lacks a quaint downtown. Westbrook is okay, too, but... can get a little crowded around rush hour. The Kennebunks are nice, but are right on the edge of your 30 minute boundary.

Basically, though, it's Maine. The entire economy of the southeast corner of the state is built on disgustingly cute and quaint. Pick a spot on the map and, provided it's not Biddeford or Sanford, chances are you have a winner.

We are now in the area and exploring a bit more. We really wish Standish had a better school district as we really enjoy the area. The joys of moving and trying to be reasonable with our budget...
