I saw a cabin I'd like to buy. Everything is complete outside. However, the inside is just a shell with electric.
How much per SQ. Foot (1000 sf) would it cost to finish?

I understand it all depends on the quality of materials, fixtures, ect....
I'm just looking for a rough est.

2BD, 1 bath, kitchen/den combo.

Depends on what you call "finished"? My idea of finished, is greatly different than yours. In fact, I might even call it finished, just as it is right now. Hehe.

Many cabins and roads in NH are seasonal. You might not be able to make it a year round property, even if you wanted to. Check with the local building dept.

Most towns in Maine don't have building departments. I don't know of any that do, but there could be some in overeager places that want to control everything.

That's what I'm afraid of. Might be one big headache. Especially since I'm in another state.

The majority of Townships in Maine have no inspectors. So you can do it all yourself, or hire a local bubba.

You get to decide how much insulation you want. You may want Cat-5 ports in every room. You could put in radiant heated flooring. If you wanted to be off-grid you could go with 12VDC circuits, now is the time to decide and choose fixtures. If you wanted gas-lights now is the time to plumb them in, or a composting toilet.

An empty shell is a great time to jump in and have fun with a house

Does this finishing include septic system and well water? And if you have a septic, remember that you still have to install the complete plumbing all through the house. Does wired in the house include all the fixtures beyond the wiring to the junction box

I renovated the entire inside of a 1600 SQ foot house with me doing all the work myself including installing a new wash room and new bathroom where there was only a toilet. Total costs form materials ran about $12,000. If I'd paid someone to do it for me, it would have been about $40,000. If I'd have had to wire the entire house for all the outlets and the fixtures I would have had to add another $2000 materials, if I'd had to do a complete plumbing it would have added another $1500. If I'd have had to put in kitchen cabinets and a kitchen appliances, it would have added another $4000. If I'd had to instally walls and drywall everywhere too, then add another $2000

So to do the whole thing myself with only paying for the materials cost, I would expect to pay about $22000. If I'd have to pay someone to do it, probably $85,000 or more.

You can do all that. I put in a brand new low volume flush commode and plain wash basin for $185. I have a design for a leach field, but have not installed it yet. I'll pump the septic tank when it needs it, hence the low flow commode. I wondered if I might need to flush twice with the low flow unit. Nope. It meets the need with a single flush of 1.2 gallons. I bought it at Home Depot and it's a chain brand.
