This is our first time attempt to rent from an individual owner+broker company instead of a big apartment complex. Went to the open house for a condo with nice photo in ads and competitive rent range, but it did not give us a very good feeling.

The condo was not taken good care of and the leasing agent who showed us the place knew nothing specific about the place at all. For any question related to the property, he returned a blank face, such as how many cable tv outlets etc. The place has been vacant for at least 3 months, but we still found that it has not been cleaned thoroughly enough. Tooth paste smudge/stain in bathroom cabinet; stained oven and greasy stuff on the kitchen range, also dirty/old dishwasher. Saw dirt/leaves/tree twigs on the walk-in closet as well as holes (dry wall has been cut out and put back without filling the gaps) in the ceiling. Cracked bathroom light cover too.

When I asked if all those would be repaired if we decide to sign a lease, the agent shrugged and said we would start talking about that once you went through the application and got accepted (of coz, $25 per headcount non-refundable application fee). I was kinda shocked by his answer, I thought anyone who want to rent out a condo would reply "sure we'll fix it for ya", instead of pushing for the application without any promise.

Anyway, I'm debating because of the location and price, also I have talked with neighbors (owners and other tenants) and they all seemed positive about the neighborhood. But none of them have experience dealing with this specific leasing company. I checked their review, and it did not look too good.

Anyone has dealt with this specific company before? My concern is if this company would show a dirty for-rent condo after it's empty for 3 months, that might tell me something about their maintenance style.
