How is an 85K annual income for a family of 4 in Fredrick/Gaithersburg/Columbia region?

I think you would get somewhat different answers for each town if you use a cost of living calculator. I think Frederick is the least expensive, and Columbia is the most expensive of the three. (I will leave that exercise up to you.)

Generally, you can get along, but it won't be plush living. If you use a conservative 25% of gross for rent, you will be able to afford a townhouse. If you spend 30% of gross, you can find a small house.

Your income taxes will be among the highest in the nation, and commuting and insurance will take another chunk. You will have to scrimp if you want to save for college or retirement.

I say Frederick area would be the cheapest. Columbia, no way.

I think you will get a little more for your money in Columbia over Gaithersburg. But Frederick will definitely be the cheapest of the three.
