This news is about a year old, but it's interesting nonetheless. Both Costco and Cabela's are eyeing locations in Hagerstown:

That piece of land is ripe for development. Negotiating with CSX, as the article states, has really held development back. A new Wal Mart is opening across the street behind the Cracker Barrel in the next year or so with some other shops. Wal Mart, I believe, is paying for some road and, if I am not mistaken, highway interchange upgrades.

A few years ago (2008) two different developers were set to build large shopping centers off of the Rt 40 exit of I-70, one on each side of the highway. Costco actually signed a letter of intent to build there. But the recession hit and both were either 'put on ice' or scraped altogether.

With Costco's interest in the area, along with the droves of people who drive to Frederick and Winchester to shop at Costco, I would have thought one would be open by now in Hagerstown.

It sounds like the main issue is CSX dragging their heels. If you're getting rid of the line anyways then why do you care? I wonder if they proposed tunneling beneath the line or building a bridge over it. This way they wouldn't even have to have either traffic impeded or cause any possible accidents. And this whole "must close 3 crossings to get one new one" thing is bull crap. CSX is just trying to make more money for themselves. But anyways, I really think the development of Hagerstown is still something we're going to keep seeing. I can only hope that more of my favorite places decide to come here within the next decade or less (ahhmm...Wegmans).

I found another proposed shopping center that Costco is probably interested in:

That building in the back with the angled corner is clearly modeled after Costco. Maybe they're planning a location there.

Either way, building a tunnel or overpass, it would be expensive. I think a lot of the problem was not having a second entrance/exit that's not hampered by a railroad crossing. It sounds like a huge shopping center though!

Sounds like there are two proposed shopping centers off of I-70 South of Hagerstown. The Friendship Marketplace, and the one listed below in the link:

18330 Spark Drive - Hagerstown Gateway Shopping Center - The Shoppes at Sharpsburg Pike, Hagerstown, MD 21740

The shopping center in the link has a lot of dirt moved on both sides of Sharpsburg Pike, with Wal Mart's walls already going up. Sounds like CSX must have worked out a plan with the developer. I can't see how both of these could be built....but you never know. With the Oak Ridge Mills development up the street, all the stuff going on around the mall, etc., things appear to be picking up once again.

Thank you for the link. I assume that Costco will go to the Friendship Marketplace. I have heard that Wegman's is supposed to go next to the WalMart on Garland Groh. We will see how things turn out. Hagerstown is growing quickly! Now we need a new Irish pub.

The Spark Dr./Walmart development might not attract too many new/interesting things; most of the storefronts and pad lots seem geared toward smaller businesses.

Friendship Marketplace, however, has been proposed for a while now. Maybe they're getting caught up in red tape at the permitting process.

Unless they tear down Bulldog Federal Credit Union, I don't think a Wegman's could fit on that lot. I have seen a leasing brochure for Bowman Development's property up the road on Garland Groh that had a building similar to a Lidl (a new German grocery store coming to the United States), so that may be a good addition.
