I'm looking for a townhouse(2+ bedroom, 2+ bath) in columbia/ellicott city area. With my budget, mainly looking at
1. Kings Contrivance near the KC town center on the edon brook drive, or
2. Woodland Park/Woodland Village, columbia/ellicott city/elkridge boarder area, between 103 and 108, near old stockbridge dr.

I'm looking for something with decent neighborhood and good resell value (within 5-10 years from now). Can anyone help me with some insights about those two areas? which one is better than the other?

If resale is something that is important, you may want to take into consideration if one area is heavy with foreclosures/short sales. Also, ask your realtor what the average days on the market are for each subdivision; might give you a good glimpse if one is more "sought after". The fine folks here will be by shortly; there was a poster recently who lives in Kings Contrivance and was commenting on it. Searching the forums is a good way to get the inside scoop as well.

Years ago we considered that area. I never decided against it, but rather, chose a neighborhood in Ellicott City that has bigger lot sizes (I have large dogs!).
