Hi All,
My husband and I moved to columbia 6 months ago for work and loved the place.
We are thinking of buying a townhome in this area this year.Does anyone have information on the Shipleys Grant townhomes in Ellicott City-21043(Intersection of snowden and waterloo).The builder is Bozzuto homes.
Iam looking for advice on the location,school district and reviews abt the builder.
The townhomes are on the higher end of our price.(starts at low 400k for 2050 sqft).is it reasonable.Any info appreciated.

Bozzuto has a pretty good reputation, and there are plans to build a little village right in the development there with shops and offices. It's a decent and convenient location close to I-95, Route 100, and U.S. 29. Plus, since the development is in Ellicott City, you won't have to pay any Columbia association fees.

Default Any update

Has anyone bought these townhomes? Seems to be pretty good but many of my friends do no recommed this place, I dont know why?
Can anyone tell me if this is worth the price (now I think they are offerring it in the upper 300s)

The model is now open at Shipley's Grant and I believe they start in the $400Ks. I can tell you that resale townhomes in that area, with 1 car garages, go in the $300ks and the ones in Shipley's Grant are new and have 2 car garages.

I went to the opening day for the model a couple of weeks ago- it was really nice, pretty large and spacious. There are no yards at all, so if you want a plot of grass to call your own, go sopmewhere else! They will be opening a 2nd model soon.

I saw the legacy model of Shipleys (which was the only model for showing) . It was big enough , very spacious home (can be compared with SF home)
What i didnt like about it was, there was very little sunlight in the kitchen, it looks very made up.. and contemporary. I like kitchen esp to have natural light, well thats me.
But overall a very good looking one but way too pricey!!
Waiting for other models to come up.
Please keep inputs flwoing regarding this community.

does anybody have an update on this community? specifically the location and surrounding area? interested in how "nice" the area is... i understand it feeds into long reach HS? based on other posts, that may not be such a good thing...

I live just around the corner off of davis rd. great area, very convenient to everything. Long reach high is not "bad". my neighbors kids all graduated from there, one is at Princeton, one at Brown, two at UVA and one in the airforce academy. they all raved about the education that their kids received there.

Shipleys Grant is less than a mile from where I grew up. I went to Howard High. I don't know if the school zones have changed since the late 90s, early 2000's but I think kids along 103 go to either Howard, Long Reach or Centennial. If you want your kids at Howard instead of Long Reach, I think you are allowed to send your kids to any Ho Co. school as long as you provide your own transportation. But I am sure there is a school bus near Shipleys Grant that your kids could walk to that will take them to Howard.

It is interesting to hear what people say about Bozzuto because I am a cpa and I audit that company. Their new townhomes in this area seem to be competively priced with existing townhomes, which is a plus because you can have a newly constructed customized home for what you will pay for an existing home.
