Im looking to buy a house in cheverly its off of sheriff road. I lived in pg county and i never really heard of someone being flooded or if they did they had a basement which i wont have . so im wondering is it really necessary to have flood coverage.

It depends on whether or not you're in a flood zone. Your realtor, mortgage company, insurance agent or home inspector should be able to tell you. If you are, your mortgage company will require it. You might be able to find out if you have time to poke around the FEMA website. Also MD Department of Planning web site might have current maps. It's generally required if you live in the 100 year flood zone.

I personally would not carry it in that location as you're not close to a large water source.

When purchasing a home most lenders will run your address to see if you need Flood insurance.

That should give you a pretty good idea.

I would get covered if it wouldn't put you out financially. Always better safe then sorry. I lived in Glen Burnie (AA County) and we never ever got flooded. My sister who lives about 10 minutes away in Odenton, MD had her entire house flooded.

Suggest you visit your county zoning office. They have maps that detail local flood zones and usually are a source of historical info regarding local flooding issues. In my first house 35yrs. ago I didn't check it out - big mistake, got flooded badly; ever since then I check and have never bought a property unless it's on high ground. In areas where the terrain is relatively flat you can have major water issues in serious weather events. Its best to think of worst case scenarios and plan accordingly.
