The residential tax rate in Holliston is 17.94.

The townhomes at South Natick Hills are attractive, though most of the backyards for them have a steep dropoff in the back so there isn't much in the way of a yard. It's kind of amazing the price difference between what you'd pay for a townhome there vs a single family home in Holliston. I guess it's really all a matter of personal taste whether you'd want to tradeoff the longer commute for more home. Also, re: S Natick Hills, there are large high-rise style condos being built toward the back of the development.

You may want to consider a condo in Newton. There are some options under $400,000 currently on the market and they do occupy the top floor or top 2 floors which is better than living on the first floor. It's a great community. The commute to Wellesley on route 16 from Newton is typically congested almost any time of day any day of the week. On average, it probably takes about 20 minutes just depending on which part of Newton you are coming from. Also, just a thought, you may want to look at Wayland which is a quaint area. There are some smaller homes under 400 in that area. It's north of Natick. I can't comment on the commute time. There are some nice neighborhoods in Framingham - areas you may want to concentrate on are Nobscot, Saxonville and Warren Oaks. You definately get a lot more house for the money.

Waltham.. Waltham... Waltham.. A great town with its own charm. I have lived in Waltham for 4 years & i loved every moment of it. If i were still single i would get back to Waltham in a quick sec. I agree that the schools r a bit rough in Waltham but it has no issues which OP is concerned about...
