My son has had a pipe leak behind his sink in the condo he owns. Should his condo insurance cover the costs of his damage and the damage below his condo? His company is saying no. Please advise the laws in Massachusetts.

Read the covenants. They detail these things and list where his responsibility begins. Some condos are "from the outside walls in" while others are "from the studs in." Others are "if only you get service from them, you are responsible" (e.g., could be pipes but also works for balconies and patios).

Are the pipes common or service only his unit?

What pipe is it? Does he have "Walls In" insurance? If it's the pipe serving his unit then my guess is no, he is completely responsible for.
