We are moving to MA - My husband's office is at Natick, and mine is at Boxborough. What would be a suitable place for us to live at? We will be renting a place for now. Commute and School district are our main parameters - We need a good school district, and preferably not too much trouble commuting. What are the places we should consider?

Thanks!

As long as you avoid Marlborough, and maybe Hudson, any town along 495 between, and including, Boxborough and the Pike are great.

So:
 • Boxborough
 • Harvard
 • Bolton
 • Berlin
 • Northborough
 • Southborough
 • Westborough
 • Hopkinton

Along the Pike, either Hopkinton or Ashland are good choices.

All these towns, IMHO, have great schools.

Ashland would be the hardest commute for you - it's not as easy to get on either expressway.

Other good options if you are willing to take the back roads: Sudbury, Stow. Littleton is another possiblity, though you are getting close to that 1 hour mark on the commute to Natick if you go at rush hour. Concord and Lincoln would work as well. (Reverse commute down Rt. 2 for Boxborough.)

I take it you will want to rent in the same town you will eventually buy in. Some of these towns already mentioned do not have many places to rent.

Here are some towns with reputable school districts and more places to rent, that fit your commutes, likely will be townhomes:

Acton
Boxborough
Hopkinton
Natick
Westborough

Sudbury is the midpoint between those 2 towns that you're commuting to. It will be quicker to get to Boxborough because there's less traffic heading North. You'll run into some traffic heading into Natick though, so plan for an extra 5-10 min on top of what Google maps says.

I will definitely avoid any towns where you need to take I-90 East to get to Natick because you'll be stuck in traffic with everyone else taking I-90E to get into Boston and Waltham which are the 2 biggest employment centers in the area. Local roads going North-South are much easier to commute on than the highways. The whole point of working in a suburb outside of 128 is to have an easy commute.

Depending on what part of Concord you're looking at, you will be in for a rough ride for the next several years doing the "reverse" commute on Rt-2. There is a major 4-5 year construction project going on at Crosby's corner in Concord which shuts down 1 lane of traffic heading Westbound in the mornings. They are building service roads parallel to Rt-2 for the residents who live on Rt-2 for safety reasons. I believe they're also elevating Rt-2 over all the intersections in that area to eliminate the need for traffic lights which will significantly improve commute times once the project is complete.

I can commute to Natick in 45 min to an hour from Acton using various back roads, eventually ending up on 27. Concord would be a shorter commute.

If one is commuting from Concord to Boxboro, there is no reason to take the Concord Turnpike part of Route 2. There are plenty of local alternatives such as Main St. to Laws Brook, Harrington to Main to High, etc. They're not fast but they're quite scenic and shouldn't get backed up at all heading in the opposite general direction from rush hour traffic. I would take this commute over stop-on-go on any type of highway.

Default Review school districts

I didn't see it mentioned yet, but GreatSchools - Public and Private School Ratings, Reviews and Parent Community provides some great third party reviews of various school systems and seems to have many of the Massachusetts Districts pegged quite well.

Another resource you may be interested in is the Massachusetts Dept of Education site Massachusetts Department of Elementary and Secondary Education and they have School Profiles (it's all data, but gives you size as well as recent test scores at each school since the standardized MCAS tests are mandatory at all schools until 10th grade.

Hopkington has much to recommend it as far as location for your commute as well school district. As a Realtor, I've placed a couple clients there. Best of luck!

Greer

What a pleasure to have a Newton Alderman join the forums and give some insight on various topics that we discuss. Had no idea you were a realtor too.
