I would swap Brighton for Waltham on that new list. You will get more for your money and will avoid the student parties and Boston city traffic on the Woburn commute. You can still get a small single family in many neighborhoods in Waltham. Occasionallly, one will appear in Watertown.

I dont think you'll get a house anywhere for less than $400K these days but you can probably get a condo. Have you thought of Cambridge? I am not sure if you can find a suitable place for your price but that would be closer for you to commute to Woburn from there. IF you are looking for towns, I would try Melrose or West Malden near the Oak Grove T so your wife could take the train if necessary. Also, West Medford is a pretty area to look into. I think you want to live in the suburbs closer to Boston if one of you is commuting to BU.
