not to be a downer but your detailed list of musts make me believe you will absolutely hate it here. Almost all housing stock is old, first of all. I had a state of the art new apt rental in a 180 unit building in a highly desired area that I paid $2200 for only 650 sq ft. Yes, $2200 for 650sq feet! You won't be able to afford anything that you like, never mind also choosing the best town to have a likable apartment in. Most people don't live here for the reasons you list. People are here for the jobs, schools, or because they are New Englanders (potentially small townish/Townies).

I do think animal lovers and Jewish people would be more likely to find an in-group of like minded people here, if that could at all make up for all the other things you will hate here.

It's been referenced already in this thread, but I don't think enough focus has been placed on the number of pets OP has. This is going to make an already ludicrous task even more impossible.

When we were renters we had a horrible time finding apartments with just one well behaved dog. So much so that it pushed us into buying our own home (we would have, anyway, but it definitely limited our options and put a sense of urgency on it).
