Thank you! I assumed the above- it seems like common sense but everyone was getting so hopped up over the use of those figures and the quarterly reports, I thought I was missing something.

Y-O-Y = "year over year"

Basically these are comparisons of the same date range in the current year versus the prior year. So, it could be real estate sales volume in April 2014 vs. sales in April 2013.

Well said. YoY amounts (generally YTD vs Prior YTD or Quarter vs Prior Year Quarter) are also used in business analysis for the same reasons, regardless of industry.

It's a combination of a few factors, from cheapest RE in East Boston, to good schools for less money (Danvers, Reading, Swampscott), to new construction in exurbs, to retirement homes in Dennis.

As far as flipping houses, it's a tough year for that with low inventory.

Notice, most median prices are under $400,000, and only a few above (Andover, Boxford, Arlington, Acton).

As usual the hottest market is mid-range.
