I'm looking into renting a home for a week in Wareham next summer (the Pinehurst beach area). Like it's proximity to the Cape and Boston, but now I'm seeing older posts stating that the area is sketchy. Should I be concerned? Or is this just a concern for a real estate investment?

Wareham has a less than stellar reputation as a place to live. I wouldn't worry about staying there for a week.
As far as proximity to Cape Cod and Boston...Wareham is not convenient to Boston any more than Cape Cod is. Wareham is convenient to Cape Cod except on a Saturday when the Bourne Bridge traffic is horrible.
I'd rather take the Bourne bridge than the Sagamore on a Saturday morning, but it all depends on what the OP is trying to do in that 1 week in MA. Does he want to see Boston and the Cape in 1 trip? If that's the case the best thing to do is to stay in Boston for half a week and then stay on the Cape for half a week.
I wouldn't rent in Wareham then drive to Boston and the Cape - that's too time consuming. It won't feel like a vacation at all. This past summer I stayed in Mashpee near the water and it was great if I just wanted to lounge on the beach. But if I wanted to get anywhere else on the Cape it was a 30-90 min drive. It didn't feel like a vacation at all due to all the driving I was doing. Remember, the Cape is a big place - 2 hours from end to end on a weekend afternoon. You need to zero in on exactly what you want to do there and then stay close by. Your plan has to be more specific than "seeing the Cape"

My father has a summer cottage in South Plymouth, just down the road from Buzzards Bay and Wareham. It's right on the beach of a kettle pond, so its a nice place to hang out, swim, grill, have campfires etc. As to the area, its nice enough though its quiet and not a whole lot to do. If the cottage weren't directly on the beach there wouldn't much reason for me to go down there.
We head into Wareham for groceries, Wal-Mart, and dining out. If you got kids with you there is mini-golf and a small water park there. It's not a bad town comparatively to many other places, if only staying for a week you likely wouldn't be affected by the issues that plague it and its reputation. When being compared to other nicer Cape Cod towns its just too easy to have a place like Wareham look less than desirable.
Onset Beach and village is pretty nice with a good saltwater beach on the bay. Around the back roads of the area there are nice and sandy freshwater ponds to swim in, though they will take a bit of effort to find. As mentioned before Boston and the Outer Cape are fairly distant so if you a satisfied with whats offered locally then it would be OK. You could also make a quick drive over to New Bedford and take the ferry over to Marthas Vineyard for the day if you wanted to.
This past summer, we rented a house in Portsmouth, RI, and visited Newport, Providence, Plymouth and a weekday at Old Silver Beach (which I fell in love with). Hence my desire to stay closer to the Cape. We stayed in Boston for one night after checking out of the house. Much easier in a house than a hotel, especially since we bring our large dog with us. The house in Wareham is on the water, so we can let him swim (which seems easier than finding a water hole on the Cape). We will possibly do one evening in Boston during the week, and again stat overnight at the tail end of our vacation. Also looking at renting on the water in Manomet, which may be more central for us.
Since we'd be arriving and departing on a Sat, the beach traffic won't be an issue for us. We'd likely not venture further than mid Cape, especially sine husband and son arent really beach people (although they, too, loved OSB).

Saturday is one of the busiest days for traffic on the Cape because everybody's rentals turn over on that day.

If your dog wants to go for a swim, the water access you'll have in that specific part of Wareham would be a better option than Manomet. Lots of the beaches in the area have restrictions for dogs.
If you are venturing into Boston for the day you'll have the option of taking the train from nearby Buzzards Bay or Wareham Village and avoid the hassle of driving up there. CapeFLYER – Schedules & Fares
