Warehousing and distribution is usually code word for Amazon. While I like amazon it can't always be considered a default.

Maybe back in the day I might have hated malls but maybe there was something to be said about seeing other people shop.

I remember the kingston mall in the late 80's and early 90's. It was packed. I don't even think there was a vacancy there for 10 years. I've heard talk that some malls actually charge tenants commercial rents based on their sales. Is that even legal?

Possibly but they have a warehouse in Fall River among others.

Most retail location rents have a clause for percentage rent. Typically, a percentage of sales beyond a set threshold is due along with the standard monthly rent. If retailers do not meet the minimum sales threshold, they do not pay percentage rent. Many retail leases also require renters to pay other fees such as common area maintenance and utility expenses (based on their % of sf), RE taxes, and even association fees for things such as marketing.

Hard to say for sure but between the Mall parking lot and the train tracks looks really wet on a topo map. I looked on Topozone. It might not have been possible to locate the train station there.


The 140/24 interchange rebuild is next after the 44/24 interchange and they've already had community hearings. I wouldn't want to put a lot of extra truck traffic on that interchange now but it should be a lot better soon.

Amazon has different types of warehouses. Fall River is a fulfillment center where they pick, pack, and ship orders direct to customers or fill their own trucks for shipment to one of the delivery centers. Most likely, a delivery center is what would go there. Boxes come all day and night via truck, get sorted, and loaded onto Amazon vans or given to Flex drivers for last mile delivery. That location has easy access to Rt. 24 and no residential to get pissed off about all the traffic unlike the one in Dedham that is about 3/4 of a mile to 128 down a main street lined with homes.
