The east side of Marlborough is close to Sudbury and is very nice, otherwise it is just not as nice downtown. I would suggest living in Framingham for the commute and just waiting until a good house in your budget comes on the market. I would also suggest Ashland but it sounds like you want more of a city vibe. Natick is really expensive, what about Waltham? Not so sure about budget but also sounds like a decent commute to the Newton area and might be some houses in budget.

OP states his budget is around $300k. East Marlborough is nice, but it also commands prices that are only slightly cheaper than Sudbury (you're looking at $500k for a typical house in East Marlborough), unlike the rest of Marlborough which is half the price of Sudbury. Unfortunately the suburbs west of Boston are the most desirable, which makes them more expensive than comparable suburbs north or south of Boston. Framingham sounds like the best fit for the OP. You can still find homes north of Rt-9 for under $350k if you don't mind outdated kitchens and bathrooms. Also, I don't think south of Rt-9 is that bad, as long as you are north of the hospital.

Agreed, though even Framingham is slim pickings at the $300k mark ... most listings/sales are in the $320K-380k range. This also assumes school system quality is a non-concern.

At that price range, sacrifices need to be made. I think Framingham schools are comparable to other towns in the same price range. Also, school quality is somewhat relative. My former boss who had taxable income in excess of $500,000 per year lives in Framingham and sent his kids to public school there.

One of my buyers just put a house under contract in Framingham this week around the 300 price point. Just to give you an idea of what that buys . . .

The house has two bedrooms upstairs and the master is downstairs. One full bathroom on each floor. The upstairs bathroom is clean but incredibly dated. The downstairs bathroom is somewhat dated but definitely much newer than the upstairs one. The boiler is original, no a/c, and the roof is shot. The house has a two car detached garage and it's located off of 126 near the Ashland line. I can't remember the total square footage of the house off the top of my head but I think it might have been under 1500.

I think we were one of seven offers made on the house.

I went through the Framingham school system and as you can see I know how to read and write. I don't have anything to compare my experiences to but if you have parents who want to see you get a good education then they'll make sure you get the most out of any school system.

Hi all, I apologize for the delay, I bought in East Marlborough, a decent house built in the nineties. However, I changed Companies in the past year, and I am thinking to sell my house in the next 12 months, I would love to live in Waltham or Burlington. For those who asked if I had kids, No I don't "Yet". Thank you all for your replies!!
