Another vote for Natick. Some fixer uppers or smaller houses at or just above the high end of your budget - if you can stretch 20-40k on your high-end you'd open up a new tier of homes. IMO it's one of the best value towns and investments in the entire Boston area - specifically for your needs - as the schools are great, 2 commuter rail stops or easy Pike access greatly improve commuting, and the Town Center is very active, especially for families.

Maybe. But if they find themselves needing extra help and services in preschool, or IEP/Special Ed later on, things can get very stressful from there. Many parents get caught, and need to move because of it. Lesser preforming school districts are especially prone to poor funding, deaf ears, and overall lack of services and help.

Selling and buying are stressful and disruptive life events especially with young kids, so I like to err on the side of caution. Op is an adult and free to do as they see it fit of course. This was my five cents as always.

Well they aren't that bad I just think some of the surrounding towns are better. I'm sure if the OP buys in the better area, the elementary school is fine.

Remember daycare costs when factoring house budget if you decide to have kids. Easy 10 to 20k a year.It appears housing is not cheap in many towns now. Who would have thought that in 3 year's time housing values in many places went from peak low to peak high?
