Anyone have any suggestions on where to look for a house rental? We are looking for 1st of June and it feels like there's suddenly nothing available! I had settled on the idea of Acton but now there seem to be no appropriate rentals.

These are my requirements:

1. A great elementary school (my son will go into grade 1)*
2. A shortish commute for my husband to Waltham (30 minutes outside of peak traffic)
3. A single family house with 3-4 bedrooms, 2-3 bathrooms, big garden (0.3ha-ish), basement, 2nd floor
4. Max $3500 pm

Am I being completely unrealistic? I've been looking at Acton, Concord, Arlington, Lexington, Lincoln, Weston, Wellesley, Natick, Needham.

Help! I am stressing out!

I have no idea how much rentals cost, but I'd add Wayland and Sudbury as other communities to consider.

Your biggest issue is those towns don't have strong rental markets. It's even tougher in June. I will say you're probably priced out of Weston and Wellesley.

Maybe you could find something in Natick but those other towns would not have many rentals of private homes. If you'd consider a condominium, perhaps. It won't be as large, of course.

Most people time their moves around the school calendar, and school does not let out until end of June.

Many people who work in Waltham live in Newton. May have to compromise on SFH but it has a stronger rental market. Also, Belmont?
