Somebody gotta explain this magical candy land of Bedford to me....it's so nondescript, I don't get the draw. No train, not great Boston access, no downtown. concord/Lexington rejects? Is that the whole concept?

People are scrambling, all over the greater Boston area, because of these rapidly rising home costs. Any place that is remotely affordable is the new "it" town because people are getting priced out....past the 128 belt & beyond. It's Bedford right now, soon it will be some other decent town when Bedford costs too much.

It's safe and the schools are good.

I like the Bedford feeling, as well. It's the most typically suburban town in that area. It's really sleepy, which some people like. I can also sometimes get the impression that people in Lexington and Concord are a bit too impressed with themselves. Considering the prices they likely have reason, but it wears thin. I never got that vibe from Bedford.

To the OP, you might consider Westwood. The commute to Waltham will be worse but the commute to Boston will be much better (especially public transit). I think you can still get a reasonable house for under $700k. It's at least cheaper than Needham.
