If I am looking in Metro West for a home to rent would it be worth it to hire an agent (or just try to look for no fee rentals- I have time to research) looks like the biggest issues I am finding is I need a single family home and I have pets (that I am not willing to part with to rent- they are angels and will not cause damage).


On another note: Are the rent amounts (especially those listed with a realtor) negotiable? and if so is it so what % of the time is that the case? I know this one may vary but I am really just looking to find out if it ever is and is it more in certain areas.

Rent is almost never negotiable. You can try but be prepared to be told no. The pets alone will eliminate what little bargaining power you have.

Not worth hiring an agent, IMO. Rents do not tend to be negotiable around here, and as previous posters have said, it is very difficult to find a quality rental that will allow pets, so definitely allow time for this search!

I'm going to say it can't hurt to hire an agent, but at the same time if I were you I would not give up on my own search. If you can find something where you don't have to pay an agent fee then that's great. However, if your agent digs up a gem you never would have known about then that's worth paying for.

Once you have an agent looking for you, if you find one on your own do you have to pay them or only for what they find?

The agent will only get paid if they find the property you end up renting. If you find yourself, you don't pay them. Just make sure you don't sign any kind of contract that says otherwise, but I'm not aware of anybody using such a thing.
