I know that it is just a personal thing for me, but I just have no understanding whatsoever of the concept of a prestigious area that is not located inside a very large city (such as Back Bay, Beacon Hill, Chicago's Gold Coast, Upper East/West sides of Manhattan, Georgetown in DC, etc.). Makes zero sense to me. I get there being some cache to the town itself -- like Lexington being considered more prestigious than Arlington, or Melrose, or Watertown, etc. But I don't understand areas of prestige within Lexington. That just seems silly.

I absolutely agree with a good chunk of Bedford's desirability being due to it being next to Lexington.

Bordering Concord, Carlisle, and Lincoln helps too. Plus Burlington has lots of shopping, restaurants, and jobs.

What happened here - sold for $4.5M in '07 and back on the market for same price 11 years later.

Not the best investment - must have hugely overpaid in '07 - upcharge because it was a 'This Old House' property?

In general, i'm not sure if the ultra luxury market has really seen the major gains others have or not. Gut feeling is that the top 1% of the top 1% are probably in a similar buying position as they were pre-recession.

Weston would be a good market to study in order to get that answer.
