I sold my interest in a rental two family home in Waltham a few years back. When I see the present rental prices in Waltham, I kick my a$$ though it was a wise move at the time.

1600 doesn't get you that in Weymouth anymore, let alone Quincy or Somerville.

It's all perseverance, and some luck. In April I helped moved a friend into a 1 bedroom (on vinyl ave, right on the edge of Union Sq Somerville) that was $1350 including heat and electric. Full one bedroom, gas range, washer and dryer (small, one of those top/bottom models), etc etc. Had to be 700 sq feet with a small deck out back. I know people with better deals in the area, but yes, it was 1-3 years ago that they moved in.

I know someone in North Quincy the past six years renting a one bedroom in a modest house.

They kept raising the rent each year; finally, when it hit $1,300 last fall, he had to move. Luckily, he found another one bedroom down the street. I'm guessing it's $1,110-$1,150, may include parking.

So, it's still possible at that price in Quincy if expectations are in check.

I've been using Zillow and there are places available across Boston in the $1,600 range. I mean, we can go to 2 grand or more, just don't want to, would rather spend that on doing other things.

I actually agree with you to an extent. When people were saying "nice and modern" 1BR, I essentially ignored everything that wasn't a complex.

"House" apartments are OP's best bet by far. Often they have a resident-landlord, and are usually a good amount cheaper. Likely won't be modern, but could get the job done. Beggars can't be choosers, however, so OP will probably need to search aggressively and decide quickly.
