Hi everyone! I've seen some posts describing what is included with HOA fees for condos/townhouses, but I haven't seen one way or the other whether such things as repairs to boilers/furnaces/hot water heaters etc. would be included. If anyone has any experience with getting these repairs done in a condo type situation, I'd really appreciate your help. Thanks!

If each unit has a separate furnace/hot water heater, then NO- repairs are not included.

Generally heating systems/hot water tanks are assigned to a unit and they unit owner is solely responsible for them. Things like insurance on the whole building, sewer and water are usually included in condo fees.

Anyway, back to your question. With condos & townhouses, the association fees would generally cover insurance and maintenance of the building itself (exterior siding, porches, roofs, and any area that is considered "common area" such as parking areas, walkways, hallways, etc. Landscaping, snow removal, etc. Some will cover water/sewer. Some cover heat & hot water. Check your condo docs, bylaws, etc. And if it turns out that repair and maintenance of these systems ARE part of your condo association's responsibility, get on a first-name basis with the management company.... If you'd like to DM me the name of your complex, I can do some checking on your behalf...

The majority of condos and townhomes would have their boiler/hot water heater somewhere in the unit, with direct access available from your unit. If you can NOT access these items, chances are that the HOA takes responsibility.

Note: always remember that when you own a condo, insurance is for the building, and not for personal items. You as a unit owner will need to insure belongings with a condo/rental insurance policy.
