I proposed this question as a hypothetical but now I'm thinking it should be something I aspire to do.

We are only in the beginning stages of this as my parents are currently downsizing and tied up in an overly complex sell/buy real estate transaction, but we've been talking about stepping up the search next spring/summer once they get settled. Main goal is some sort of family vacation house, but the ability to rent it out.

There's a couple smaller regions in Maine that are off the beaten path, but have a decent summer colony. Naples is one of these areas and has a lot of activity in the summer, but nowhere near as packed as Sabego. I just need to see what sort of prospects we would have on the ability to rent it in the winter. Ideally, we would want to USE the property in the summertime, and just want to rent to carry some of the costs.

Right now, we are still just throwing out ideas as to locations. MV is still an option, but I just see more potential use in a northern region.

We looked into a cape and islands vacation/investment property a few years ago.

What we struggled with is the amount of time/effort need to do weekly turns of the property - can be outsourced of course but for a significant cost, and perhaps less scrutiny of prospective renters than we would prefer.

We have family who do this and they are now at the ideal point where their rental calendar is almost full from good repeat renters .... but it took a long, long time to get there and they had a few horror stories along the way.

Can certainly be done but can be a lot of work
