Any ideas on average say for a $260,000 home in Leominster ?

Kerby, the 2008 tax rate in Leominster (pronounced Lemon-ster OR Lemon-sta BTW ) is $11.25 per thousand. So if a house is priced at $260K, it's probably going to be assessed quite a bit less, maybe in the 240K range, so taxes would be around 2600 or 2700 a year. Hope this is helpful

That is correct, although 2008 assessments are based on 2006 values, so your assessment could be around $260,000 or slightly higher. Assessments should adjust over the next 2 years as property values have come down since then. Of course, the town could always raise the tax rate to make up for this.

If you go to visionappraisal.com, click on the tab online database and then click Massachusetts and then Leominster, you can find any homes assessed value.

My house was assessed at $289K and we payed ~$3200/year.

Im buying and just had appraisal on which is valued at 323,500. Does anyone know what the taxes would be on it? Also it was built in 2014 does that matter for taxes? Its

Property taxes in eastern Massachusetts are going to go up, up, up and up. Most towns in the Boston area are at or near full build out meaning there will be less and less opportunity for the towns to get tax revenue from additions to the tax base. Someone has to pay for the lucrative health and retirement plans for town employees.

Just contact your local city or town hall tax assessor's office. They would have the most accurate information for you, not us on the C-D forum... don't be afraid to contact them. lol It is what it is.

Have your REALTOR check comparable homes in that price range and see what they pay for taxes. Leominster has a tax rate of $18.89.

That information is only useful for researching if the actual property taxes are being determined fairly of if they should file for an abatement.
