We've been renting for 4 years. My husband was laid off a year ago and meeting the rent has been very difficult. We found a less expensive place to live and told our landlords we wanted out of the lease (3 year lease 2016 - 2019). We have talked about this with them in the past, as their desire to sell has always been on the back burner. We weren't surprised when they told us they have decided to sell now.

Does their decision to sell make the lease null and void? They've said they want to us to pay rent until the house sells (not possible). They are also pressuring us to make the house available "at very short notice" for showings. What are our rights here?

The sale does not negate the lease (unless you agreed to that, which is very unlikely)


You have to make reasonable accommodations for them to show the place to perspective buyers.

Yes, they could offer to buy you out, etc of course.

Yes, they have to honor the lease unless you both mutually agree to terminate it.

Yes. But if you've already broken the lease by not paying rent, the owner (whether it's the new owner or the old one) can boot you.

And yes, why are you asking this again, when it was discussed thoroughly in your previous thread?

A lease is a contract. LL agrees to give you rights to live in a piece of property. You agree to pay for it. The lease will give the terms where either of you can terminate the contract. If you don't do what you promised to do (i.e. pay the rent), your rights are limited.
