Hence the dilemma. I rarely have been in such a place where they wouldn't consume the room, outside of some big basements. Was at one this weekend at Watch Hill in RI for a party, but yikes, I hate to guess how much that cost.

I can't remember if these towns have been mentioned or considered but they all have commuter rails that stop at Ruggles which technically is walkable from BU or there is a bus or get off at Back Bay and transfer, and pretty good schools: Walpole, Canton, Sharon, maybe Westwood would be affordable ...

We currently have the 2 pianos in the finished basement, which is around 1200 sq ft, and has doors leading out to the yard and driveway. So we would probably need a similar setup in our new house.

Given the space constraints of a $1.2 million house in Newton, we are looking at areas further outside the I-95. Natick seems like a reasonable choice, and there are some larger houses in towns along the 20, like Sudbury, Wayland and Weston. Will also check out Westwood, maybe Dedham and Dover too. In other words, we are casting a wide net to snag a larger house with a reasonable commute to Boston. Wish us luck!

How big are we talking here?

If you require a HUGE house then you might not even get that in Natick for 1.2m.

LOL that's way too big. We probably just need slightly over 2000 sq ft with a finished basement.

How about this one? It is on a busy road but has a nice back yard and is at the corner with a side street that connects to other side streets (for kids riding bicycles, etc.)

Ruggles is a long walk (like over a mile). Lansdowne (formally Fenway) is right next to BU. I'd go Worcester line if OP wants to use the commuter rail over driving (so Wellesley, Natick, etc).

Rush hour I'd recommend the commuter rail, other times driving is usually more convenient.

Similar question, but only two people (plus two cats, child-free so schools don't matter) moving and the budget is a lot lower (think $400K tops). Safety, SOME walkability and ability to commute easily-ish to BU are the three main concerns.

Assuming you're not looking for a SFH, I'd say Watertown.
