I'm looking at a house and the listing description says it's zoned as limited business. It's off a busy road. There are residential homes on the same side of the street and there is a church across the street. I know that this zoning description is putting me off from seeing an otherwise great looking house with a nice location. I imagine others might feel similarly. What do you think about this zoning category? Would it put you off? Is it difficult to change it to residential? I'm thinking ahead - if I bought the house, when and if I wanted to sell it, is there more appeal in residential v limited business. It's a nice residential neighborhood off a busy road. It's been on the market for almost a month in a town with limited inventory at this price and I wonder if others are put off as I am with the zoning because the house looks very solid and updated.

I imagine you need to ask a developer since they make their money in zoning maybe.. I've wondered about that too

Zoned as limited business would probably be more appealing to buyers because it makes the property more versatile.

You need to see what is and is not written as an assessory use. Then see what is by right, special permit and not permitted.

Long story short special permit opens up everything but it's a case by case basis. By right use is fine.

Also just because something is zoned doesn't not mean it will be there overnight.

The present zoning does not say a limited use business would ever be there but it seems to me such zoning would have a broader appeal especially for someone wanting a business in their home.

This above. Limited, where I am from, usually means something like a therapist or consultant with a home office and not much traffic. Two or three of my neighbors are zoned business, you'd never notice.

The zoning makes the land more valuable. It would actually be to your disadvantage to change it IMO.
