We put our house on the market last Friday, and had multiple offers within hours. We went under contract in 5 hours for an above asking cash offer. We had >15 showing scheduled over the next 24 hours when we went pending.

We put our house on the market end of March and it sold in about 3 business days. We are now in our new house. It all went pretty smoothly considering the times. I also work with two people who bought condos over the past month. Real estate seems to be business as usual except the obvious precautions. I have no idea If a bubble will burst soon but we will be in this house for a long time.

Maybe their plans have changed because of job loss or financial stress or the whole situation being in flux.

A lot of sellers aren't thrilled with the idea of people being in their homes right now with the virus. They're also nervous about job losses etc. We have to move but a lot of people don't. Maybe they'll be a late summer, even fall, rush on selling?

Inventory is still extremely tight. I am more familiar with the market in Belmont and parts of Boston but every listing I see seems to go under agreement almost immediately. It will be interesting to see the YOY numbers but so far it doesn't look like anything has slowed, at least in these areas.

Although, real estate lags economic downturns, and the more desirable areas will better weather a downturn.

Mortgage rates are also ridiculously low now.

Sales volume is going to be WAY down. Prices will be up. Days on market will be down. So, I guess it really comes down to what you mean when you say that the market hasn't slowed. There are WAY fewer homes going on the market. However, the success rate if you put your home on the market is still high.
