Just saw this listing: https://www.realtor.com/realestatean...-60472?view=qv

I never really entertained the idea of buying in Somerville. Mostly because once I got anywhere near the point of being able to buy property prices had soared through the roof. I just decided to look at the Somerville listings out of curiosity and this one popped up. It’s a step beyond an oversized closet but that’s about it. Still, for that price I could see this be very appealing to the right kind of buyer.

I stayed in some pretty small spaces in college and grad school, and to be honest, was okay with it. I think a lot of what you "need" is really just a psychological set of expectations.

Wow, that bed is so accessible to the refrigerator- a couch (bed) potato dream!

The layout would make for an interesting dinner party..."Okay, everyone fill your plate and get in the bed!"

I think the realtor maybe should have considered renting some living room furniture (or at least a stylish futon) to put there for the real estate ad pictures. The pictures (#3 and #4) remind me of an RV.

That will pay for itself, can probably rent it for 1500 or so.

I dunno, finding suitable tenants might be tough. $1500 for one person (and one person only) is a lot to ask, plus it'd have to be someone who spends their entire life at work and only used the place for sleep.

It would be pretty convenient to get to the airport if you were traveling all the time but I dunno if you would want to spend that much on housing if you were doing that.

Yes - you can see the reflection in the mirror on page 6.

The key word is "near Green Line extension." It's a 7 minute walk to the nearest stop. Tufts kids are spending $900 a month for a room. If a parent has the means, they could buy it as a housing option with the upside of possible appreciation.

IMHO, $265K is ambitious.

Yeah around 10 minutes to two different T lines (Orange at Sullivan, Green at East Somerville) is key selling point here. A student or a commuter may find it pretty appealing. The work from home crowd? Not so much.

If I'm interpreting the property history correctly, it appears that it was recently rented for a year at $1300 per month. And the owner has been trying for a couple months to find someone willing to take on a lease at $1375 a month...with no luck.
