I would think you'd be OK that time of year with open windows and maybe a fan. Personally, I hate humidity and generally having the house warm/hot when I sleep. So, I only stay places with A/C but I've rented houses around New England that time of year and sometimes I forget to look for A/C on the rental listing and it's usually fine.

If you need fans, and the hosts don't have any on hand (ask), there's an Ace Hardware store in the downtown of Manchester By The Sea....

Others have pretty much nailed it, but you should be fine - the temps should be comfortable enough for you (especially at night). If it's 90 degrees, I imagine you'll be spending much of your time at the beach during the day rather than indoors. And even if it's 90 degrees, the water temperature in June will be significantly cooler (probably in the high 50s, low 60s up there) which will help generate a significant enough sea breeze to cool you off anywhere near the water (like sweatshirt and long pants cool in the evenings). Even if there's a June heat wave, I'd worry more about being fogged in more than I'd be worried about the hot temperatures. Frankly, the biggest issue you might run into is that the water is going to be pretty chilly. We did a "staycation" on the beach in Gloucester last June and it wasn't really great for swimming (beautiful though).

Thanks guys I feel better about it! Fans are in every room of the house so I think that’ll make it bearable IF like you guys said we hit a hot day. Thanks for the recommendations also! We’ve not been to that area of Mass so I’m really excited. We’ve got 4 kids and 4 adults so lots of time by the water or driving around some quaint areas. Looking forward to being back in New England for a week!

LOL - yep, the likelihood of roasting in the house for a couple of days at some point in the week is probably 10%, but the likelihood of freezing your butt off if you're swimming in ocean water is 100%.

I don't know that area very well as I tend to be in Newburyport or further north, but the best chance for tolerably warm water will be a shallow, flat cove that the water can kind of sit in and warm up from the sun - and best on the falling tide, or the outflow of a river where the water has been warmed inland. Another possibility is a freshwater pond of course.

If you have any questions about the area or want some tips, please ask. Cape Ann is loaded with great things to see and do (and eat), and it feels like a vacation even for me, and I live in the same county.

Second bringing a wetsuit. The water is cold! If you're coming in early to mid June, you're more likely to need a jacket than A/C.

That said, if you're used to having A/C even what most of us think of as temperate may feel uncomfy due to the humidity. Growing up in Georgia, I wore long pants all summer because I was going from my air conditioned house to air conditioned car to air conditioned school or building. It was a big adjustment moving to New England for college and actually needing to dress for the weather! Definitely consider getting fans. Box fans or window fans that pull in outside air do wonders if you don't have great airflow overnight.

The worst American slob trait I am 1000% guilty of is needing AC to survive. My mothers car had no AC when I was growing up and I lived, but I suppose it’s easy to become soft. I would freak in your situation...if it was July or August. However, in June in New England the odds are in your favor. Could could catch a sticky wave, but a few window fans should to the trick in June.

Enjoy your trip, Cape Ann is truly wonderful.
