Originally from North Shore and looking to move back in near future. Prices are outrageous compared to where I live in PA. We have no kids yet and family income of about ~230k. I've seen a good amount of flipped small homes and condos in Gloucester area for 450-550k. Has the area gentrified much? I know and have been to the Beauport hotel since that opened but I am wondering if the rest of the area is following. I'm also concerned that Gloucester may appreciate less than the surrounding towns.... but the low buy in price is very enticing.

I see you've had no answers. A friend owns a 2-family in Gloucester and has complained bitterly about gentrification- all the cheap places are gone or going (like pizza places, vinyl records, used books). I'm not sure from what period the OP is asking about gentrification but there is certainly rising prices/crowds at the beaches/Air BnBs and lots of tourism. I don't know about schools ratings, but imagine they are lower ranked than the surrounding towns that OP considers.

At OP's stated income, they could live wherever they want. If Gloucester has a lower buy in than other towns, maybe the selling would be lower too, but none is "low" by any measure.

You're not wrong, it will likely appreciate at lower rate and command a lower sale price. I guess I've always been in camp that home ownership is not a great investment so I think the money saved from the low buy in and invested in the SP500 would more than cover any lost appreciation from a nicer town..

I've vacationed in Gloucester for 25 years (my parents have a summer place there) and I highly recommend it. I think it would be a great place to live all year as long as you don't have a tough commute. As for schools, a lot of Gloucester students go to Rockport public schools. I bought a condo in Rockport 10 years ago which has turned out to be a good investment, but I wouldn't want to live in Rockport year around. Too sleepy. Gloucester has a vibrant downtown and arts scene, better restaurants, and so many beautiful beaches.

Agreed. If capital allows, Beverly seems like the better choice if economic diversity and walkability is desired.
