Looking to spend 800K-1M. Would like newish home with good size back yard for kids to run around, safe, close to basics (grocery stores, Target, etc), desire nice town center and access to train station/highway, but not required. Don't want anything that feels too rural and do not want to deal with septic tanks/heating oil. Thanks!

Andover
Lynnfield
Acton
Sudbury
Westwood
Medfield
Needham
Sharon
Canton
Natick
Andover fits the bill.

Commuter train takes you straight to north station. Good parking.

Seaport isn't exactly near North Station.

Seaport, for the OP, is near South Station. If you want to take commuter rail, you'll find it much easier to be near a line that goes there: Middleborough/Lakeville, Providence/Stoughton, Franklin, Needham, Framingham/Worcester. If two people were commuting every day it would make a gigantic difference. For one person commuting once a week, living in somewhere like Andover or Sudbury would be an annoyance.

And there’s no direct line between North and South Stations. OP would need to take the train to Park or DTX, transfer to red, then transfer again to silver at South.

My bad. You are right. Other than that Andover is great

What are you getting in Andover now for $800M-$1MM thats "newish" i have a buddy looking in the area and anything that listed sub $900M either abuts 93, needs $150M+ worth of work, or has some other fatal flaw.

and that doesn't stop it from selling for $100M over ask either.

Housing has gotten expensive but not a billion dollars expensive. At least not yet (?)

That'd be a helluva large downpayment.

M also means 1000, in which case MM means 1000000.
