Is there anything decent in Lexington that would fit your criteria for 1.6 million?

Right now? No. I might stretch to $1.7M if I find something really great. I looked at this house in Winchester that was on the market at $1.5M but decided not to bid. Location at a very busy intersection, small kitchen, complicated roof with heating cables for ice dams, annoying garage that’s attached, yet no direct access to house… nope. And no trash collection.

It is a brutal time to try and purchase a home in eastern Massachusetts! Living on a busy street is really a big no-no for me too. I've lived on a busy street before and the issues that come along with that are not worth it.

Lakeview has been among the cheapest areas for SFHs since I’ve been paying attention anyway. Although I’ve heard some things that may make some stay clear. Lakeview lives up to its name as basement flooding has been an issue as has rat infestation. Mice/rats may be a citywide issue. I live near Moody street and I’ve seen rats waltzing down the side streets with apparent impunity.

3 homes for sale in Lynnfield. Even for a small town, thats shockingly low

cheapest is $499K 3 bed 1 bath ~1,000 sqft. right next to the highway and needs a gut. https://www.redfin.com/MA/Lynnfield/.../home/11337258

for good measure here is the only one that the avg lynnfield buyer would look at.

I’m in Gloucester. Lowest SF is $279.9 for a 2 bed 1 bath in town. (I assume a fixer) The priciest home is a 3 bedroom 4.5 bath over 10,000 square ft. ocean front home for $9 mil. My daughter, this week, just purchased a 2 bedroom 1 bath condo in a complex with a view for $270,000. Which is cheap but I’d rather have her pay a mortgage than p*ss it out the window (My Dad’s words) for rent plus it’s less expensive.

In Sherborn (01770) inventory is (very) thin. There are a total of 5 homes for sale, and 2 are contingent. For cost:

Cheapest: $845k (3 / 2.5 / 1905sqft) - Link

This is a good thread for sure. I’m actually putting on a single family in Waltham this Thursday and it’s priced will be under $600k. 2 bed 1 bath. Single family but great Condo alternative. Last house I had in this price range I received over 24 offers. It will be interesting to see how next weekend goes.
