I'm new to section 8 and have been looking for an apartment in the Newton/Watertown area. There appear to be lots of apartments but I can't find anyone willing to accept the voucher. Any suggestions?

Move to Brockton or Fitchburg.

Do not tell them you have one. It is illegal in Mass to refuse sect. 8 see fair Housing in Mass. websites for next steps/

That's not true. You have the right to rent your house at whatever price you want. If section 8 doesn't meet that amount, no homeowner is under any obligation to accept a lower rent.

It IS illegal, but the landlords get around it by raising the rent. That's the loophole. You might want to call apartment complexes. Or go to the housing authority in the town you want. Some landlords put up apartment for rent notices there, becuase they know sec.8 people have to go to the housing authority.

My guess is the section 8 voucher isn't enough payment for any place in Newton, and maybe in Watertown. I don't think landlords are required to take less than they can get on the market in order to take section 8. Some landlords like section 8 because it's guaranteed payment, but my guess is higher-rent areas want more rent as per the market.

A property has to be approved to accept Section 8 vouchers. Some landlords just do not go through the process and therefore can not accept the vouchers.

Landlords do list with local housing authorities if they are accepting Section 8 so you should contact those agencies in the communities you are interested in.

The honest truth is you should probably look in less upscale areas. You are more likely to find more available.

I agree with Beachcomber. I just don't think many landlords in Newton do the paperwork to accept Sec. 8. There are a lot of rules and they have to get their places inspected - most don't want that hassle.

Our rent on a 2 bedroom apartment in Newton was only $1300/mo. When we were looking a few years ago, most ads for apartments in Dorchester said "Sec. 8 approved" and the rent was very close (if not higher) than $1300. If you want that area, you might have some luck in Waltham. Good luck!
