That sounds a little high.I am trying to escape high property taxes here in nj. I thought it was lower than that in TN.

Remember, Tennessee has no state income tax.

That estimate I gave was straight from the county assessor's webpage for a $200k home. The taxes are very high here, relatively speaking. But like the above poster said, it's because we have no state income tax. All other taxes are thus higher than the norm.

Are the taxes high in all of TN, or is it just the Memphis Metro area?

You can look at that website and see about the Memphis area. Shelby Co taxes were a little over 4% for both Memphis or country residents. Memphis city taxes are high at 3.4%. the suburban cities are not as high - all in the 1% range. I have no clue about the rest of TN but I'm sure a quick Google search could get you that info.

IIRC, Memphis has the highest property tax (when combined with the Shelby County property tax) of any municipality in the state. Automobile tags are also higher in Memphis than anywhere else in the state ($109 for annual renewal).

All that being said, it is important to know that the City is now in the black. I don't anticipate the City's property tax increasing by any substantial amount anytime soon. During Mayor Herenton's tenure, btw, property tax rates actually decreased on three different occasions. Right now, City property taxes are 12 cents (per $100 of assessed value) higher than they were in 1989. The County property tax is only 26 cents (per $100 of assessed value) higher now than it was in 1989. The point being that the property tax situation here is stable, and if you can afford the current rates, I don't think you would have to worry too much about future increases.

Thanks for all the replies. I am currently looking in zip code 38120. This is where the jewish community is based on my research. Will i feel safe in this zip code? It seems like there is alot of theft going on in memphis. If i leave my car parked on the street in this area do you think there is a high chance it will get stolen or broken in to? Do i need an alarm system on my house?

I live and have lived in areas (midtown, downtown) that have a relatively high car break in rate (higher than other areas) and I have parked my car on the street thousands of times and have never had anything done to it. I don't have an alarm. I don't think it would help one bit - for the most part, people break into your car because you left something on the seat that they want to steal. Very rarely are cars actually stolen in good areas of town.

As for your house, again, that's up to you and how you feel about safety. An alarm is not going to stop someone from breaking out a window and jumping back out with your tv. It's mainly for peace of mind for you, at night. Most crimes in Memphis like car and home break ins are done by people just wanting to steal something and make a quick $50. Crimes of convenience I guess.

38120 seems to be east Memphis, basically Germantown. That's about as good of an area as it gets here. I would not worry about crime at all in that area. If it makes you feel safe, get an alarm, but I wouldn't worry a thing abuot it myself.
