rent annual percent appreciation/increase vs. house appreciation/increase (Memphis: real estate, apartments)

I have searched the forum for input on issues pertaining to renting vs. buying in Memphis, e.g. brettmc's post from earlier this year.

Howver, there do not seem to be any leads to hard data or any personal testimony with data given as to how much rent has increased over the last 5 years in apartments in a general area or for a specific apartment. Nor do there seem to be any leads to hard data or any personal testimony as to how much the price of homes has increased over the last 5 years in a general area.

I am particularly looking for information that could indicate the annual appreciation rate of homes vs. the inflation of rent of apartments on Mud Island.

Other than Zillow.com, could someone please lead me to a good source to obtain this kind of information and/or provide personal testimony to how prices have changed in the last 5-10 years in parts of Memphis/Mud Island?

To get reliable figures, you would need to consult with a real estate agent who has access to proprietary databases. There's one database in particular that my friends at the Memphis Regional Chamber and most real estate agents use, but for the life of me, I cannot remember the name of it right now.
