Won't be a country feel, although it is peaceful. One thing to consider is the direction of the commute: if you are working standard hours, a reverse commute would be quicker.

In Memphis, what is the commute exactly? Certainly people drive into downtown, Poplar/240, Southwind, and the airport from Germantown and Collierville. People also drive from downtown to Poplar/240 and Southwind. lol. My morning commute is very abnormal (Midtown to Frayser or Midtown to U of M) so I'm not really experienced in that.

Rent a home in the south Cordova area. Big houses and an easy commute.

Renting in Cordova is a good bang for your buck (unless you have kids/schools to worry about) but I would not buy in Cordova. Memphis has annexed so much of the area ("Cordova" isn't really a city of it's own, like Bartlett, Germantown, and Collierville) and the area has steadily gone downhill.

I just moved from Memphis to LA and I can tell you stick with Germantown or Collierville. I grew up in Cordova when it was a really nice area but it's on the decline and my parents just sold there 5 bedroom home in Cordova for a condo in the river in downtown due to the decline of Cordova. Stay away from Bartlett, it has its pockets of nice but being that your are from North LA, trust me Germantown and Collierville will be more your speed!!

Renting in Cordova is exactly the reason the area has changed. I moved to Cordova in 1994 from Midtown Memphis and it is not the same at all. Trash on the streets at times, neighbors not mowing their lawns, home break-ins, this is just a few issues. I am speaking from experience and as someone that is now in LA and can see the pros and cons of both situations. My mom was HOA president too, so she knew first hand the issues existing in one of the largest subdivisions in Cordova.
